Four Seasons Resort Oahu at Ko’olina – Hawaii
A five-star resort community, Ko Olina encompasses 642 acres on Oahu’s western coast. The new jewel in the crown of Ko Olina is the Four Seasons.

We led the design team in the re-branding of the former J.W.Marriott, converting the property into the five-star Four Seasons Resort Oahu at Ko Olina. The outdated 1993 Killingsworth-designed hotel was successfully repositioned into a one-of-a-kind luxury holding for the developer and investors.
The $100million remodel included architecture, interior design, landscape, pools, and signage on a fast-track schedule for the hotelier’s predetermined opening.
While the hotel had a durable and expressive structure with impressive-sized guest rooms, it suffered from inadequate and tired amenities, neglected finishes, mediocre landscaping, and FF&E.
We enhanced the entire arrival experience, from the street to the lobby. The previous reception blocked the beautiful views of the ocean from the hotel lobby. The reception was relocated to a more discreet location, revealing the vistas of Ko Olina beach. The addition of concierge pods in reception improved the guest experience. Wood-detailing in the entry and impressive 17 story atrium enriched the entrance and the overall drama of the space, bringing gracious elegance to the arrival experience that was so lacking.
The $100 million refresh was extensive:
- Arrival experience, from the street to the lobby, including the 17 story atrium
- New reception with concierge pods
- A new lobby bar, coffee lounge, and outdoor lounge deck
- All four restaurants were re-designed
- We created a new outdoor dining terrace and natural water feature lagoon
- The creation of a new outdoor dining terrace at the Fish House
- A new Adult pool, with Service Pantry, Lounge Decks, Restrooms and Cabanas
- A new Family pool
- Refurbishment of the existing circular pool with new lounge terraces
- Create a new Chapel for weddings
- New Treatment Pavilions for the Spa
- Refurbish 358 guest accommodations (640 SF average) — including 52 suites
- New landscaping throughout
- New signage throughout
