Makena Golf & Beach Club is a private equity resort development in South Maui which includes the adaptive reuse of the resort previously known as the Maui Prince Hotel.
The existing 310-key hotel will be completely transformed into 50 luxury residences, including a new residential wing to the north of the existing footprint referred to as the Molokini Wing. Amenities to be added include an open-air arrival pavilion, pool bar and a 5,560-square-foot, green-roof restaurant. And the existing hotel lobby will be remodeled to accommodate a 16,766-square-foot spa.
The total project area for this first phase, of the 24-acre redevelopment parcel, includes 413,979 square feet of hotel conversion and amenities plus an additional 87,829 square feet of stand-alone residential product and multi-family condos along with a sales center and gate hale.
The Makena Residences in the hotel conversion and Molokini Wing range from 2,992 to 7,290 square feet including lanais, and include with floor plans for two- to five-bedroom units. In addition to the Makena Residences, five Spa Hales of 1,864 square feet and nine Beach Cottages of 3,463 square feet were designed to complement the for-sale residences offered in this phase.
Comprehensive sustainability goals are part of the development objectives that equate to triple-bottom-line benefits for Maui. Through a surgical demolition and stabilization strategy, we will retain 80% of the cast-in-pace concrete structure while creating two-story living areas with spectacular views and extensive daylighting. An expansive photovoltaic solar array will be placed out of sight on the structure’s flat roof.
